Why it exists

Guesswork is the expensive option

Most waterproofing money in Singapore is wasted before a single tool comes out. A contractor looks at a stain, decides it must be the bathroom above, and quotes to hack and re-do the floor. Sometimes that is right. Often it is a concealed pipe, a planter upstand, condensation from air-conditioning trunking, or water tracking sideways from a wet area two rooms away — and the customer has paid for a renovation that fixed nothing.

Water is a poor witness. It follows the path of least resistance through screed and slab, which means the visible damage is a symptom with a location of its own, unrelated to where it started. The only reliable way to close that gap is to measure rather than assume.

So we diagnose first and quote second, always in that order. The inspection is free, it is non-destructive, and you get the findings whether or not you engage us for the repair.

The method

Four points, in order, every time

Each point narrows the field. By the fourth we are not proposing a repair because it is the one we sell — we are proposing it because the first three established that it is the one that will hold.

Point 1 — Source tracing

Moisture meters and thermal reading map where the water actually is inside the substrate, rather than where the stain happens to appear. Water travels sideways, so the two are frequently metres apart.

Point 2 — Structure and substrate

Cracks, cold joints, pipe penetrations, floor traps, screed condition and drummy tiles are checked in turn. This is what determines whether injection will hold or a membrane has genuinely failed.

Point 3 — Water and drainage testing

Controlled ponding and water tests reproduce the leak on demand, and falls, outlets and drainage are checked. For intermittent leaks this is the step that turns a theory into a finding.

Point 4 — Damage, risk and recommendation

How far the damage extends, what is at risk if it is left, the recommended method, and an honest price range — written down so you can compare it against anyone else’s quote.

Is the 4-point inspection really free?

Yes, on residential properties in Singapore, and there is no obligation to proceed. You get the findings and the recommendation whether or not you engage us. We would rather be the company that told you the truth for free than the one that charged you for a guess.

How long does it take?

Most homes take forty-five minutes to ninety minutes depending on how many wet areas are involved and how far the water has travelled. Complex cases — multiple stains, a suspected concealed pipe, or a leak crossing between units — can take longer, and we will say so rather than rush it.

What equipment do you use?

Non-destructive instruments first: moisture meters to map how wet the substrate actually is, thermal reading to see temperature differences behind finishes, and water and ponding tests to reproduce the leak on demand. Nothing is opened up unless the instruments say it needs to be.

Do you have to break anything to inspect?

No. The entire inspection is non-destructive. If we later recommend an invasive check — an inspection opening, for example — we explain why, what it involves and what it costs before doing it, and we never do it on the same visit without asking.

What do I get at the end?

A clear finding on the source, a recommended method, an honest price range, and a written record you can keep — which is often exactly what you need to show a neighbour, an MCST or an insurer. If more than one repair route is viable, we set out both and tell you which we would choose.

Will you tell me if it is not worth repairing yet?

Yes. Some stains are historic and completely dry, and the right advice is to repaint and monitor rather than spend money. We would rather give you that answer and earn the call when something does go wrong.

Can you inspect if the leak is intermittent?

Usually. Intermittent leaks are the most common kind — they show up after heavy rain or after the flat above uses the shower. Controlled water and ponding tests let us reproduce the conditions rather than wait for the weather, which is exactly why guesswork fails on these cases.
