What Drives the Cost of Waterproofing in Singapore

Two contractors look at the same damp ceiling and quote figures that are not remotely comparable. That is not necessarily a sign that one of them is overcharging — more often it means they are quoting two genuinely different jobs, and only one of the quotations says so.

We do not publish a price list, because a number without a scope is meaningless. What we can do is set out exactly what moves the figure, so you can read a quotation properly and compare like with like.

The seven things that actually drive the price

The method
Injection through a few drilled ports is a fundamentally different operation from hacking out a floor, relaying a membrane and retiling. Method is usually the single largest factor.

Access
A ground-floor bathroom, a fourth-storey gutter reachable from a ladder, and a façade needing gondola or rope access are three different cost bases for identical square metres.

Area and geometry
Cost per square metre falls as area grows, but complexity pushes it back up. A small area full of penetrations, corners and upstands takes longer than a larger plain one.

Reinstatement
Tiles, screed, skim coat, paint, false ceiling and sanitary refitting are often more than the waterproofing itself. This is where the two quotes usually diverge.

Diagnosis and testing
A proper investigation and a witnessed 24-hour ponding test cost time. Skipping them makes a quote cheaper and the outcome less certain.

Materials and system
Membrane family, number of coats, reinforcement fabric and any priming or crack treatment beneath. A specified system costs more than "waterproofing coating".

Warranty and follow-up
A written warranty carries a real cost, because the contractor is pricing the risk of returning. A quote with no warranty is cheaper for a reason.

The hidden multiplier: how long the site is open

In an HDB flat, noisy works — hacking, tile cutting, heavy drilling — are permitted only between 9.00am and 5.00pm on weekdays, with no noisy work on Saturdays, Sundays, public holidays or festival eves, and no more than two approved handheld power tools running at once. A job that needs three days of hacking cannot be compressed into a weekend.

That constraint is why no-hacking methods often cost less overall even when the material is more expensive per litre: they remove the demolition, the debris disposal, the retiling and most of the schedule.

What an itemised quotation should show

Ask for these lines. A contractor who will not separate them is asking you to trust a single number:

The diagnosed cause, not just the symptom — "seepage at floor trap junction", not "ceiling leak"
The specific method and the product system to be used
Area or quantity, with a unit rate
Surface preparation and crack treatment as separate items
Reinstatement scope stated explicitly — what is tiled, skimmed, painted, and what is not
Testing: what test, how long, and whether you will be present
Warranty period and exactly what it covers, in writing on the quotation
What is excluded — this line tells you more than any other

Our 12-month written warranty is stated on the quotation before you commit, not produced afterwards. If a warranty is only mentioned verbally, it is not a warranty.

Where cheap quotes get expensive

No diagnosis. Treating the stain rather than the source means paying again in a few months, plus the second round of reinstatement.
Reinstatement excluded quietly. The waterproofing is done and you are separately quoted for retiling and repainting.
No test. Nobody knows whether it worked until it rains or someone showers.
Undersized scope. Sealing one visible crack when the membrane has failed generally.
No written warranty. The cheapest possible way to reduce a price is to remove the obligation to come back.

Make them comparable

Insist both quote the same diagnosed cause
Check whether reinstatement is in or out of each
Compare warranty periods and their exclusions
Ask each what happens if it leaks again
Confirm who carries out the testing

Fair reasons for a higher price

A more thorough investigation was done
Larger scope because the failure is wider
Full reinstatement included
Access equipment required
A longer, clearly written warranty

If you want a figure for your own situation, the useful starting point is an inspection — because the diagnosis is what determines the method, and the method is what determines the cost.

Why is one waterproofing quote so much cheaper than another?
